Most projects require only those documents described above. However some Building/Planning Departments require other documents. Below if a list of some documents and when they be requested. Please contact your local Building and Planning Departments regarding these requirements or have Anthony Home Design conduct a Feasibility Study:
Survey - When building close to your property line a survey may be requested. Surveys must be conducted by a Surveyor licensed in the State of California.
Soils Report - When building on a hill or in other areas with specific geological conditions, the local Building Department may require a soils report be conducted by a Soils Engineer licensed in the State of California.
Grading Plan - When a large amount of soil is to be removed as part of the project the Building department may request a grading plan.
Stormwater Pollution Plan - When the project is going to occur during the rainy season and a significant amount of grading is to occur (usually 5 acres), the Planning Department may require a Storm Drainage Plan to ensure run-off from the site does not result in dirt and other contaminates being washed into the public sewers or waterways.
Arborist Report - When building adjacent to Heritage trees or other native trees, the planning department may require an Arborist Report to determine if the project will impact the health of the tree.
