Anthony Home Design provides the design documents required to permit and construct your dream.   The Design Package and other services of Anthony Home Design are as follows:

Project Feasibility Study

When there are questions regarding the feasibility of a project, it is important to conduct a Feasibility Study prior to expending resources on the project.   The Project Feasibility Study will cover the requirements of your local   Building,   Planning and Engineering departments.   The report will   indicate the likelihood of your project being accepted.   The report will also highlight   any actions required prior to acceptance of the project such as a Site Survey, Soils Report,   Arborist Report, Variance,   or other action.

Design Package

The Design Package provides the details needed to obtain Building Permits and have the project constructed.   It includes the following:

Architectural Drawings:

Cover Sheet - General project details and Building/Planning Department requirements

Site Plan - Property lines, building outline, setback requirements, utilities, trees, streets, sidewalks, driveways, etc.

Floor Plans - layout of walls, openings, kitchen and bathroom layout with countertops, fixtures   and appliances, room names, dimensions, etc.

Elevation Plans - elevation details of each side (N, S, E, W) of the structure with   finishing details

Section Plans - cross section of   structure showing interior layout and construction features

Utility Plans -   detailing lighting & switches, TV, phone, CAT5 and electrical outlets, heating and air conditioning, plumbing fixtures,   utility lines (gas, water, electric) and sanitary lines    

Architectural Notes - California Building Code notes, opening schedules, insulation schedules, finishing schedules, gas line diagrams, etc.

Architectural Details - details of specific architectural features

Title 24 Energy Sheet - copy of Title 24 Energy Report as required by the Building Department

Structural Drawings:

General Notes & Details -   structural notes and details common to residential construction

Foundation Plans - foundation layout   and specifications

Floor Framing Plans - floor framing layout and specifications

Roof Framing Plans - roof framing layout and specifications

Structural Details - foundation and framing details with specifications

Structural Engineering:

Anthony Home Design will provide two sets of stamped Engineering calculations demonstrating the structural design meets or exceeds the requirements of the State of California.   The documents will be prepared by an Engineer licensed in the State of California.

Title 24 Energy Report:

All new homes and Additions require a Title 24 Energy report to verify the energy efficiency of the project.   Anthony Home Design will provide two sets of this report in addition to   one copy in the Architectural Drawings.
